Can you really guarantee that I'll sell my home in 30 days or less?

The people who are serious about getting their home sold start out with a realistic idea of what their home is worth. No selling strategy will work if the seller starts out with a pie-in-the-sky asking price that is well above the current market.

Then, if you apply the strategies they work nearly every time because they are designed to solicit action within 30 days or less. Most of them contain a “comply by” date by which the buyer has to act.

Will the program work if I sell by owner (FSBO)?

The 43 Killer Strategies are marketing strategies and work just as well for FSBOs as they do for people who use an agent.

In fact the program gives FSBOs a real advantage because they will now have access to a complete and comprehensive program and not be bound by the marketing limitations that have traditionally made it very difficult for people to sell their home themselves.

What if I want to sell my home using a Realtor?

No problem. The marketing strategies, combined with your listing in your agent’s Multiple Listing Service (MLS), will give you the most powerful arsenal possible to get your home sold fast.

However, you are probably going to have to “educate” your agent. Most are not at all familiar with this kind of thinking. The 43 Killer Strategies are revolutionary and, quite frankly, may intimidate your agent. You have to remember that the vast majority of real estate agents are rote thinkers and very uncomfortable with new ideas.

Will I have to spend a lot of money to get my home ready to sell?

My personal rule of thumb is that, most of the time, it shouldn’t take more than $500 to get your home ready to sell.

You don’t have to do a lot of fancy remodeling or upgrading. The fact is that you have little chance of getting that money back dollar-for-dollar.

If your home does need some upgrading and you have reflected that in your price (which you should have), then you’ve done all that you need to do in that regard.

The biggest and most important thing you absolutely MUST do is a thorough, top-to-bottom cleaning. There is nothing like soap and water and a lot of elbow grease to get a home ready to sell.

Make your home sparkle! Every nook and cranny, every closet and storeroom, inside and out. Pay special attention to the kitchen and bathrooms.

Remember this. CLEAN HOMES SELL – DIRTY HOMES DON’T!!

A spotless and clean smelling home will compensate for a lot of other flaws. Buyers can see past normal wear and tear if you home is a pleasure to be in. If not, they’ll run for the hills.
